What They Are
A complex is a smaller sectional-title development of townhouses or apartments grouped together. An estate is a large, gated, secure community made up mostly of freestanding homes, plus lifestyle facilities.

How Ownership Works
In a complex: You own your individual unit. The land, gardens, driveways and other shared areas are co-owned with other residents. Day-to-day running is handled by a Body Corporate.
In an estate: You typically own both the home and the plot it sits on. The community is managed by a Homeowners’ Association (HOA).

Levies & Rules
Both charge a monthly levy that covers upkeep, security and access control. Both also have community rules regarding home businesses, building alterations, and conduct to maintain consistency in the area.

Facilities
Complexes usually include basic security, an access gate, and shared grounds. Estates often include extras like parks, clubhouses, golf courses, walking/running trails, restaurants and sports areas.

Who is it best for?
Complexes are ideal for students, singles, and young professionals. Lower purchase price, smaller levies, and less upkeep since gardening and maintenance are managed for you. They’re often located near universities, CBDs and public transport. Great if you want convenience or travel often. Estates are perfect for families. It’s a self-contained, village-style setup with controlled entry, patrols and CCTV. Kids can play in parks and ride bikes safely. You also get more privacy, larger yards, extra bedrooms, and space to grow.

Resale & Rental Potential
Complexes are in high rental demand from young professionals, so they’re easy to let out. Estates tend to appreciate well over time with strong demand from families, which can mean better long-term growth.
